Wan Bridge Uses AI to Cut Costs in Build-to-Rent Growth

October 13, 2026

Houston-based build-to-rent (BTR) developer Wan Bridge is leveraging artificial intelligence to improve development efficiency, reduce costs, and accelerate housing production through its $26 million AI platform, AiWB. The technology integrates key processes across acquisition, design, budgeting, purchasing, construction, and property management.

In the first half of 2026, Wan Bridge increased housing starts by 58.4% year over year, from 209 to 331 units. Completed units more than doubled, rising from 179 to 402, while development costs declined by approximately 20%. These improvements demonstrate AI's potential to streamline BTR operations and strengthen development productivity in a competitive housing market.

CEO Ting Qiao emphasized that AI supports rather than replaces human expertise, with employees continuing to review and approve AI-generated recommendations. While increased efficiency has contributed to some workforce reductions, Qiao noted that relationship-building, vendor accountability, and collaboration remain essential to successful project delivery.

Wan Bridge is also looking to expand AiWB beyond Texas, having already partnered with Phoenix-based Hancock Builders to implement the platform. The company plans to work with additional developers and general contractors nationwide, while exploring applications in other real estate sectors, including data center development.

As housing affordability and construction costs remain key industry challenges, Wan Bridge's approach highlights how AI-driven solutions could help BTR developers improve operational efficiency, manage costs, and deliver housing more effectively.
