U.S. Housing Market Strains as Mortgage Rates Top 7%

Rising mortgage rates, declining home prices, and increasing price cuts signal weakening buyer demand as housing inventory moves closer to pre-pandemic levels.

The U.S. housing market faced renewed pressure in September 2026 as mortgage rates climbed above 7% for the first time since January 2025. According to Realtor.com's September Monthly Housing Trends report, higher borrowing costs and weakening demand contributed to falling home prices, fewer pending sales, and more price reductions.

The national median listing price fell to $419,250, down 1.4% year over year, marking the 11th consecutive month of annual declines. Meanwhile, 20.8% of active listings recorded price reductions, the highest monthly share since October 2022.

Inventory Grows as Buyer Demand Weakens

Active housing inventory increased 5.4% year over year to approximately 1.16 million listings, bringing supply to within 9.1% of pre-pandemic levels. However, pending listings declined 4.1% annually, while new listings fell 0.7%.

Mortgage rates rising to 7.03% in late September further strained affordability, limiting purchasing power and contributing to slower transaction activity. Regional conditions also varied, with the Northeast recording the steepest annual decline in median listing prices at 3.8%, while the West experienced the largest year-over-year increase in price reductions.

Implications for SFR and BTR Markets

For single-family rental (SFR) and build-to-rent (BTR) stakeholders, these trends highlight the importance of monitoring affordability, acquisition opportunities, and local housing conditions. Declining prices and increased seller concessions may create opportunities for investors, while elevated financing costs continue to influence investment decisions.

Higher homeownership costs could also affect rental demand, although the impact will depend on local market conditions and household affordability.
