Mortgage Rates Remain Elevated, Keeping Homebuyers Under Pressure

Mortgage rates are showing little sign of easing, continuing to challenge homebuyers and adding another layer of uncertainty to a U.S. housing market that has struggled since borrowing costs began rising in 2022.

The average 30-year fixed mortgage rate increased slightly to 6.66%, up from 6.65% the previous week and above the 6.56% rate recorded a year ago. The rate remains close to its recent annual high of 6.69%. Meanwhile, the average 15-year fixed mortgage rate climbed to 5.98%.

Even small changes in mortgage rates can have a meaningful impact on affordability. Higher borrowing costs increase monthly payments, reduce purchasing power, and can push prospective buyers to delay purchasing decisions. That dynamic continues to contribute to sluggish home sales across the country.

What's Driving Mortgage Rates?

Mortgage rates are influenced by inflation expectations, Federal Reserve policy, and movements in the bond market. The 10-year Treasury yield—a key benchmark for mortgage pricing—has remained elevated amid concerns over inflation, energy prices, and the growing U.S. government debt burden.

The result is a challenging environment for buyers. While mortgage rates remain well below some historical peaks, they are significantly higher than the pandemic-era lows that reshaped the housing market and boosted home demand.

Implications for SFR and BTR

For the SFR and BTR sectors, persistent mortgage-rate pressure could continue to support rental demand. Households unable or unwilling to take on today's borrowing costs may choose to rent for longer before making the transition to homeownership.

For investors and operators, the environment highlights the importance of monitoring the relationship between rental costs, mortgage payments, home prices, and household affordability. Until financing conditions improve, the rental housing market may continue to benefit from consumers delaying the decision to buy.
