The booming single-family rental (SFR) market is opening new opportunities for investors who may not have the capital—or the desire—to own and manage rental properties themselves.
Platforms such as Fundrise are making SFR investing more accessible by allowing individuals to invest with as little as $500. Through institutional financing, Fundrise is acquiring newly built homes, primarily across the Sun Belt, while managing the properties on behalf of investors.
Strong demand for single-family rentals, fueled by housing affordability challenges, limited inventory, job growth, and continued demand for more space, has also attracted major institutional investors. Companies such as Invitation Homes are expanding their portfolios through partnerships with homebuilders to acquire rental properties at scale.
For smaller investors, these platforms provide an alternative way to participate in the SFR market without becoming a landlord. However, the strategy is designed for long-term investors, with Fundrise recommending a five-year or longer investment horizon.
As institutional investment in SFR continues to grow, new investment models could give more individuals access to a market that was once dominated primarily by large real estate companies.
