America's small landlords are redefining the future of property management, according to the PM Trends Report 2026, as younger owners increasingly prioritize technology, tenant experience, and professional expertise. With Millennials and Generation X now representing the majority of landlords owning one to 10 rental properties, the industry is seeing a shift away from traditional property management toward technology-enabled, service-driven partnerships.

Artificial intelligence is emerging as a key part of the owner journey. The report found that three out of four landlords expect to use AI tools such as ChatGPT to research and evaluate property management companies, while nearly the same percentage support property managers using AI to improve day-to-day operations. The findings suggest that digital capabilities are becoming a competitive advantage rather than an optional feature.

Professional property management also continues to gain traction, with most small landlords choosing to outsource operations instead of self-managing their properties. Beyond core management services, owners are increasingly willing to invest in value-added offerings such as asset management, financial reporting, inspections, and tenant protection, reflecting growing demand for strategic guidance rather than transactional support.

At the same time, tenant satisfaction is becoming a stronger business priority. Many landlords indicated they are willing to sacrifice a portion of short-term cash flow to deliver a better resident experience, recognizing that tenant retention and long-term asset performance go hand in hand. However, the report also highlights the financial pressures facing smaller owners, with unexpected repair costs remaining a significant factor that could influence decisions to exit the rental market.

Overall, the report points to a rapidly evolving property management landscape where AI, transparency, premium services, and stronger owner relationships are shaping the next generation of single-family rental operations. As landlord expectations continue to evolve, property managers that embrace technology and deliver higher-value advisory services will be best positioned for long-term growth.
