On January 16, 2026, Invitation Homes announced the acquisition of ResiBuilt Homes, a leading build-to-rent (BTR) developer operating across high-growth Southeast markets. The transaction strengthens Invitation Homes' development platform and supports its long-term strategy to increase housing supply through new construction and capital-light partnerships.
Invitation Homes acquired ResiBuilt for $89 million, plus up to $7.5 million in potential performance-based earn-out payments tied to third-party fee-build activity. Founded in 2018 and headquartered in Atlanta, ResiBuilt has delivered more than 4,200 homes across Georgia, Florida, and the Carolinas and is known for efficient execution and resident-focused community design.
The deal includes 23 active fee-building contracts and a pipeline of additional third-party development opportunities. While no land was acquired, Invitation Homes secured options on approximately 1,500 future lots, providing flexibility for future growth. The transaction is expected to be modestly accretive to 2026 AFFO per share.
ResiBuilt's ~70-person team, led by Co-founder and President Jay Byce, will join Invitation Homes and continue operating under the ResiBuilt brand. Invitation Homes CEO Dallas Tanner emphasized that the acquisition advances the company's BTR growth strategy while helping address housing affordability by adding supply in desirable markets.
ResiBuilt's former parent, RESICAP, will remain independent and continue operating its existing SFR and BTR businesses, though it will not compete with ResiBuilt in ground-up BTR construction.
