The Federal Housing Administration (FHA) has proposed changes to its minimum property requirements for single-family homes financed through FHA-insured mortgages, with the goal of modernizing the standards and making them more consistent with broader industry practices.
The proposal would align FHA requirements more closely with standards used by Fannie Mae and Freddie Mac, following calls from housing and banking organizations for greater consistency across mortgage programs.
Under the proposed changes, FHA would reorganize its property requirements, simplify the language, clarify property eligibility and acceptability standards, and focus requirements on actions considered reasonably necessary to address property conditions.
The review is part of a broader federal effort to examine FHA's single-family mortgage policies and promote access to mortgage credit.
Public comments on the proposed changes will be accepted through November 6.
For lenders, homebuyers, and housing professionals, the proposed updates could create a clearer and more streamlined framework for determining whether properties meet FHA financing requirements.
