Dallas-Fort Worth BTR Market Gains Momentum as New Supply Slows

October 15, 2026

The Dallas-Fort Worth build-to-rent (BTR) market is showing signs of stabilization as rental fundamentals improve, new construction slows, and investment activity gains momentum. According to Northmarq's Q2 2026 market overview, the region now has more than 29,000 BTR units, making it one of the largest markets in the country.

Vacancy rates have improved year over year, while rents have increased for two consecutive quarters for the first time in nearly three years. Development remains concentrated in high-growth northern submarkets, including Anna/Melissa, Denton, and Prosper/Celina, which collectively account for more than 9,700 units. However, new supply is moderating, with approximately 3,000 units expected to be completed in 2026, below the annual average of roughly 5,500 units delivered from 2022 through 2025.

Investment activity is also recovering after several years of limited transaction volume. Year-to-date sales have matched the full-year 2024 total and surpassed annual transaction counts recorded from 2021 through 2023. Improving occupancy is contributing to renewed investor interest, with approximately half of the BTR properties sold since the beginning of 2025 reporting vacancy rates below 5%. Fort Worth and surrounding areas accounted for roughly half of transactions over the past 18 months, with additional activity in McKinney, Anna, and Celina.

As supply growth slows and property performance improves, the Dallas-Fort Worth BTR market may be entering a more balanced phase. These trends highlight how changing construction pipelines, rental demand, and occupancy levels are shaping investment opportunities across the single-family rental and build-to-rent sectors.
