AI-Enhanced Listing Photos and Transparency

Artificial intelligence is changing how homes are marketed, making it easier for agents and photographers to enhance listing photos. While many edits improve presentation rather than alter a property's actual features, a recent industry study suggests the growing use of AI is creating a greater need for transparency across real estate listings.

The analysis found that nearly 11% of residential listing photos on major portals—including Zillow, Redfin, Realtor.com, and Homes.com—showed signs of digital alteration during the first quarter of 2026. The most common edits included sky replacement, color enhancement, virtual staging, and object removal, with sky replacement accounting for the majority of AI-enhanced images.

The study also revealed that more than 90% of altered photos contained no disclosure indicating they had been digitally modified. Although California now requires disclosure of AI-edited listing images, most markets have yet to adopt similar standards. Existing industry guidelines encourage truthful marketing but do not specifically address AI-generated enhancements.

To improve consumer trust, the report recommends stronger collaboration between MLSs, listing portals, brokers, and photographers. Proposed solutions include AI-powered image detection, preserving original photos, and clearly labeling edited images before listings go live.

As AI becomes a standard part of real estate marketing, balancing innovation with transparency will be essential to maintaining consumer confidence and ensuring buyers have an accurate view of the homes they are considering.
