Florida's residential construction market remained stable in May, signaling continued confidence in the state's housing sector. According to HBW's latest building permit data, 6,382 new residential permits were issued during the month—virtually unchanged from April's total of 6,385 permits. The projects represent approximately $2.39 billion in construction value, with an average home value of $374,000.
Although statewide activity was steady, regional trends reveal where future housing inventory is likely to expand. Tampa recorded the highest permit volume, followed closely by Southwest Florida, both reflecting strong builder activity. Orlando continued to see healthy development driven by sustained housing demand, while Jacksonville combined solid permit activity with the state's lowest average home values, highlighting its affordability. In contrast, Southeast Florida issued fewer permits but maintained the highest average home values, reinforcing its position as Florida's luxury housing market.
Building permit activity serves as an early indicator of future housing supply and helps identify where new development opportunities are emerging.
