Construction Lending Programs to Boost Housing Supply

Invitation Homes is highlighting the growing importance of construction lending programs in helping address the U.S. housing shortage. As housing demand continues to outpace supply, builders and developers are facing increasing challenges due to higher financing costs, rising material prices, and tighter lending conditions from traditional banks.

To help support new housing development, Invitation Homes launched its developer lending program last year. Since then, the program has supported the construction of more than 1,000 homes nationwide and secured over $250 million in loan commitments. The company also aims to originate approximately $400 million in new construction loans by 2026.

One of the company's recent projects includes financing a 199-unit build-to-rent community in Madison, Tennessee through a partnership with TWO Capital Partners and Origin Investments. Invitation Homes also expanded its housing development efforts through the acquisition of ResiBuilt, a leading build-to-rent developer operating across the southeastern United States.

Industry research continues to show the urgency of increasing housing supply. Goldman Sachs estimates that the U.S. needs an additional 3-4 million homes to improve affordability and close the housing gap. Meanwhile, single-family housing construction has slowed, while developers continue to face elevated interest rates and uncertainty around construction costs.

Invitation Homes believes construction lending programs can help accelerate housing development by offering faster access to capital, more flexible financing structures, and increased investment opportunities in underserved markets. By supporting developers in high-growth areas, the company aims to contribute to expanding housing availability and improving affordability nationwide.
