Lafayette Real Estate announced the acquisition of land for Lorraine Crossings, a new build-to-rent (BTR) community planned for Lakewood Ranch in the Sarasota, Florida market. The project expands Lafayette's growing BTR development pipeline to more than 2,000 homes and lots under development, representing over $700 million in allocated capital.
Lorraine Crossings marks Lafayette's latest BTR community in one of the fastest-growing and most sought-after master-planned submarkets in the U.S., driven by strong household formation, highly rated schools, and sustained housing demand. Despite a challenging interest rate environment, Lafayette continues to be one of the most active BTR developers nationwide, focusing on high-quality Sunbelt markets.
The fully entitled, shovel-ready site will be developed in-house by Marquis Homes, Lafayette's vertically integrated development and construction affiliate, enabling the firm to build at an attractive basis and support attainable rental pricing. Notably, 25% of the homes at Lorraine Crossings will be designated for workforce households earning up to 120% of the area median income, reinforcing Lafayette's commitment to affordability.
Construction is expected to begin immediately, with first home deliveries anticipated in Q2 2026. Brandywine Homes USA, Lafayette's property management affiliate, will oversee lease-up and ongoing operations as the community is delivered.
